Flat roofing is very popular because it is not complicated and often is the most affordable. Over time, however, most spring leaks specifically because they are flat and do not shed water completely. Pooling water causes rot, which allows leaks. It only gets worse as years go by. You face a never-ending succession of leaks. A coating is seamless, impervious to ponding water and anything the Jersey Shore climate throws at it.
Think of it this way: You can call us for conventional flat roof repair, to patch a leak or reattach loose roofing material. And stop there. Or you can have us install a roof coating system. To prepare the roof for application of the coating, we do all of the repairs that are needed, and then reinforce the existing seams and flashing. By the time the acrylic polymer top layer is applied, the existing roof underneath has been completely refurbished. It is an uncomplicated process: the coating is sprayed on as a liquid, and once it is dry you have a seamless, weather tight membrane on your roof.
- This method of flat roof repair is a fraction of the cost of replacing your roof. It eliminates periodic repairs for a decade or more, which makes up any difference in cost. Assuming the basic structure of your existing roof is sound, you keep your existing roof. Most problem roofs can be “saved”. The most expensive part of having a new roof put on is tearing off the old. It can cost 75 cents to a dollar per square foot. Coatings eliminate that cost. It’s also much faster to have an acrylic membrane applied, than to rip off a problem roof and start over.
Most of the applied membranes act as additional insulation. Plus they are white colored, which makes them “reflective”. They bounce away the heat of the sun. This noticeably reduces air conditioning costs. Lower utility bills also make an investment in coatings for flat roof repair make financial sense.
If your current roof is asphalt there are compelling arguments for permanent flat roof repair using coatings. The primary reason is that the price of asphalt roofing has skyrocketed, and so replacing your roof can be more expensive than a coating. Remember, you may get your existing roof fixed today, but it won’t be many days before it must be replaced. A coating allows you to postpone that expense for 10 years or more. Consider this: roll asphalt usually lasts about 10 years. For far less initial outlay, you can get the same amount of service from a roof coating, and often longer.
If you have a rubber roof, there are specially engineered coatings for flat roof repair. They are designed to adhere and turn a very hot black roof into a cool, reflective one.
